Can I open a Bali company without being there?+

Yes - the deed, ministry approval, OSS and tax registrations run by power of attorney, and banks onboard with a planned visit that most founders combine with, well, moving to Bali. The KITAS process itself involves biometrics on arrival. We sequence it around your travel.

How much does it cost?+

Turnkey registration starts from $3,900 including the notary, ministry, OSS and first-year address; with banking from $5,900. Investor KITAS adds from $900 per person. Renewals with accounting and the LKPM reports run from $2,000 a year.

Is the IDR 10 billion requirement real?+

Real - and misunderstood: it is an investment plan of ≈ $600k per business classification per location, declared to the OSS system, with IDR 2.5 billion paid up; the balance commits over time through the LKPM reports. It is Indonesia's entry ticket for foreign business, the reason the island's serious ventures are serious - and the number every serious advisor quotes first.

Can my PMA own a villa?+

The company can hold HGB - the right to build - for decades with extensions, and registered leases of any commercial length: the correct structures for villas and venues. What nobody can legally do is put freehold (Hak Milik) in a local nominee's name for a foreigner - such arrangements are void under agrarian law, and Indonesian courts have stripped foreigners who tried. We build the legal version only.

What taxes will the business pay?+

Most new ventures start at the 0.5% final turnover tax (under IDR 4.8B revenue), then graduate to 22% corporate. Dividends out to non-residents carry 20% withholding before treaties; VAT is 11%; hospitality adds regency taxes around 10% that menus already price in. We model your numbers by sector before you commit.

What are KBLI codes and why do they matter?+

Indonesia's activity classification - every PMA declares its KBLI codes, and they decide everything: whether foreigners may own 100%, which OSS licences apply, and how many IDR-10B investment plans you carry. A villa-rental code differs from a restaurant code differs from a consulting code. Choosing them is the first hour of our work, and the most valuable.

How does the investor KITAS work?+

The PMA sponsors residence: directors and commissioners qualify for investor KITAS (with sufficient personal shareholding), spouses and children follow as dependents, and the permit renews with the company. It is the clean, legal answer to living on the island you work from - the visa-agent grey routes are neither.

How is banking?+

Functional and improving: BCA, Mandiri and Permata open PMA accounts in IDR and USD with internet banking that works. Expect real KYC - the deed, NIB and your presence or a strong POA file. International transfers are routine; the rupiah's movements are the line we plan, not fear.

Bali or Thailand?+

For ownership - Bali, decisively: the PMA takes 100% of most sectors while Thailand caps foreigners at 49% in most businesses. Thailand answers with scale and infrastructure. For island hospitality, wellness and the digital wave, Bali's market is the product itself; we say so and structure accordingly.

How long does it take?+

Plan three to six weeks: the deed and ministry inside two, OSS and licences one to two more, tax and banking alongside. KITAS runs its own track after. The variable is the KBLI-licence mix - beach clubs take longer than agencies, and we calendar by sector, realistically.
